- LIMITED LIASON WITH YOUR LENDER TO COORDINATE SETTLEMENT AND DISBURSE YOUR LOAN FUNDS
- ALL OFFICE OVERHEADS INCLUDING TELEPHONE, STATIONERY, POSTAGE ETC (WITHIN AUSTRALIA)
MCBD Fixed Conveyancing does not Include
- STANDARD PROPERTY CERTIFICATES NECESSARY TO ASCERTAIN PROPERTY RATES AND TAXES (FOR BUYERS) EG. WATER CERTIFICATES .
- PROPERTY CERTIFICATES LEGALLY REQUIRED TO BE ATTACHED TO VENDOR (SELLER) CONTRACTS
(Typically these Certificates cost between $200 - $300 depending on the property & location).
MCBD Prices for Non-Standard Conveyances or for any Additional or Extra Work are:

- +$1850 - OLD LAW/GENERAL LAW PROPERTY TITLES (LESS THAN 1% OF ALL TITLES IN AUSTRALIA)
- +$220 - COMPANY SHARE PROPERTY (STRATUM) TITLES (LESS THAN 1% OF ALL TITLES IN AUSTRALIA)
- +$110 FOR NON-MELBOURNE CITY SETTLEMENTS (THE VENDOR/SELLER DETERMINES THE SETTLEMENT LOCATION WHICH IS USUALLY AT THEIR LENDER'S STATE/TERRITORY CBD HEAD OFFICE)
- +$55 FOR MELBOURNE CITY SETTLEMENTS
- + COST (MIN. $66 EA) FOR EXTRA DOCUMENTS / CERTIFICATES / REPORTS FROM EXTERNAL AUTHORITIES EG. COUNCIL BUILDING REGULATIONS CERTIFICATES, EPA CERTIFICATES, HERITAGE CERTIFICATES.
- +$150 COST FOR EA OWNER’S CORPORATION CERTIFICATE - PLEASE NOTE: SOME PROPERTIES HAVE MORE THAN 1 OWNERS CORORATION.
- +$55 FAILED SETTLEMENT FEE (IF NOT YOUR FAULT THEN FEE IS RECOVERED FROM PARTY AT FAULT)
- +$250.00 STAMPING, LODGEMENT & REGISTRATION OF DOCUMENTS & OWNERS NAME ON TITLE AT STATE REVENUE OFFICE & LAND REGISTRY (NORMALLY COMPLETED BY A LENDER - THIS WOULD BE AN ADDITIONAL COST IF YOU DO NOT HAVE A LENDER AND ARE BUYING OUTRIGHT – CASH/EQUITY)
- $110 FILE RETRIEVAL FEE TO OBTAIN INFORMATION FROM YOUR FILE MORE THAN 3 MONTHS AFTER SETTLEMENT COMPLETION
CONTRACT CHECKS
REVIEW OF S.32 CAN BE CONDUCTED BY US PROVIDING WE HAVE MIN. 3 DAY’S NOTICE
Conditions of Review by MCBD Conveyancing
We require at least three business days to review a Contract and ask that a copy be emailed to us at admin@melbcbd.com.au
You are charged an upfront amount of $120+GST for our contract review service.
The above cost is per review undertaken by our Licensed Conveyancer.
